At 6100 to 6300 feet elevation, it offers stunning views of the Lost River Valley and surrounding mountains. The south-facing hillside provides ample sunshine, and the property is sheltered from harsh weather on the north and west sides. Updated home, large shop with historic grounds. Dreamy. PASS CREEK FORTY
Located up Pass Creek Road (also identified as 3900W and NF-122), on the last left before reaching "The Narrows" and Challis National Forest, Pass Creek Forty is 25 miles from Arco and 5 miles from Mackay.
Pass Creek Road is one of only two maintained vehicle passes that provide access to and through the interior of the Lost River Mountains - and to the Little Lost River Valley beyond. It is a special location that provides easy access to the heart of the Lost River mountains.
The property is located at an elevation between 6100 and 6300 feet with the house at the first level of foothills stepping their way up from the valley floor to Crows Nest Canyon, and on the south side of Invisible Mountain. The house is precipitously located 200 feet or so above the Lost River Valley below. The property is located on the extreme northside (and is therefore south facing) of the Lost River Valley exactly where the valley (and US Highway 93) makes a 90 degree turn from N-S to E-W. In this location the house and the entire property possess and unparalleled view of the surrounding mountains and the Lost River Valley - all the way down to Arco and beyond to the south, and all the way to Mackay to the west.
The house is sheltered somewhat on the north and west sides, alleviating some of the worst storm weathers while receiving the benefit of temperature inversions from the altitude and height above the valley floor. The south facing/side hill lie provides a tremendous amount of sunshine in winter; it is a completely different environment than that in Mackay town - which sits in the shade of the White Knob Mountains. Some of the most beautiful days are when the snow covers the surrounding valleys and mountains, and the sun is shining bright in a clear blue sky. It is cozy and warm looking out the front windows.
Custer County maintains Pass Creek Road and the driveway to the house. They provide gravel road maintenance every Spring/Summer/Fall and provide snow plowing throughout the winter. The road is officially a county road up to the property cattle guard; however, since the land sits side hill in that area, the snowplows must continue past the cattle guard and into the property before they can get a safe place to get turned around (a nice benefit). Pass Creek Road and this road are usually plowed by 10:00 AM on a snow day (not first, but not last either). This makes winter storm management at the property significantly safer and easier.
1. The house is a two story, 2920 sq foot with adjoining 530 sq foot garage (23 x23).
2. Major upgrades:
a. Replaced water line to cistern.
b. Installed new concrete in garage and new concrete pad front of garage; installed concrete "bolsters" to provide lateral support for the existing concrete retaining wall (that provides support for the garage).

d. All new custom siding (Montana Timber) on outside.
e. New downstairs covered porch and adjoining upstairs deck that wraps around to the carport and front door.

h. Foundation drainage system installed on lower level across entire north (uphill) side of house. (To prevent occasional, seasonal seepage up through the wall-floor foundation joint due to hydraulic pressure on the uphill side of the house.)
i. Concrete leveled throughout entire downstairs floor. New engineered vinyl flooring installed.
j. Custom wainscoting installed throughout entire downstairs; custom Idaho, Lost River Valley, and Asay (historical) decorations.
k. New custom lighting throughout house.
l. Airscape (insulated; energy efficient) Whole House (attic) Fan. New room fans in Living Room and upstairs 2nd bedroom.
3. 40 by 60 foot Shop; comfortably adjacent to house
4. 40 Acres; undeveloped high-country sage, adjacent to BLM and National Forest. Killer view. Within the range/view of native animals (elk, deer, antelope, various grouse, various rabbits, coyotes, all kinds of birds, hawks, eagles, etc.)
5. The downstairs (and foundation for the upstairs) is built using 3-foot Expanded Polystyrene (EPS) (also known as Styrofoam) blocks that were assembled and then filled with concrete. The result is a very sturdy and extremely insulated downstairs. The result is that the downstairs temperature will stay in the 60s throughout the year, regardless of the weather outside - you just have to keep the windows and doors shut.
6. Electric service is provided by Lost River Electric (out of Mackay); electricity rates for the house have historically been some of the least expensive in Idaho and in the entire nation. The house is heated with 240 vac in wall heaters with separate thermostat controls for each room.
7. The property contains numerous historical pieces from the original homesteaders who built the house in 1996 after selling their original homestead and keeping only these 40 acres. These items are located in various places in the house, in the shop, and around the property.
8. The original homesteaders retired to these 40 acres because of the unparalleled view and the natural spring. The water from the house is provided by this natural spring; the water is anaerobically captured and fills a cistern. The spring water in the cistern is piped to the house. Overflow from the cistern drains to the area below the spring which contains a natural wetland.
